 Let's Go Property whole heartily understand the importance of offering our landlords peace of mind in knowing their property is in safe hands.

Our existing landlords are as varied as our properties, ranging from landlords with just one small rental which has been in the family for generations to investment landlords who have a large portfolio of properties.

We appreciate that each landlord will have unique and specific requirements, and because we are fully independent, we are able to tailor a bespoke service to suit.

It is our job to be fully up to date and aware of ever-changing laws and regulations within the rental industry, you can be assured that should anything be updated, you will be the first to know.

All fees are designed to be open and transparent with no hidden charges and you will not pay an upfront fee. 


When it comes to managing your property, because of our strong links with A2Z Property Maintenance, and other local trustworthy local trades, your tenants get to know their service team when it comes to any electric, gas, heating and general property maintenance.

Our services

Tenancy Set Up Fee:

Fee: £350 inc VAT


This is a service for landlords who need assistance from a professional in finding suitable tenants but are happy to deal with the day to day running of managing a rental property.


Rent Collection

Monthly Management fee:

5% of monthly rent.


This is a service created for our landlords who are happy to manage their own properties but like us to take responsibility for dealing with the rental payments.

Full Management

Monthly Management fee:

10% of monthly rent.


This service is our most popular - it is designed for landlords who are happy to leave the day to day stresses of property management in our capable hands or for landlords who simply don't live in the same town or country.

Complete Packages Include


Let's Go Property aims to provide and give you advise on the best package to suit your individual needs.


A rental valuation of your property.


Your rental property is marketed/advertised for rental via the website and social media platforms.


Correct legislation in place for rental property.


Viewing/s arranged with applicant/s and accompanied viewing/s take place.


Complete referencing of the applicant/s.


Complete inventory report will be carried at the property. (Additional fee due to variation in property sizes)


Receive your tenant/s first month’s rent and deposit on or by the move in date.


Registration of deposit which is securely held in our approved My Deposit government scheme.


Complete the signing of the Tenancy Agreement with your new tenant/s.


Arrange a move in date/time with your new tenant/s and meet at the property.


Sign and exchange keys for the property and issue a completed Move in Welcome Pack to your new tenant/s.


Provide you with copies of all documentation from the Move In for your records by email (posted by request).


Provide payment of the first month’s rent by bank transfer and a move in statement via email (posted by request) to show deduction of setup fee (and management fee for Rent Collection and Full Management Services).


Property Inspections are carried out at your rental property every six months with a full report. (Included with the Rent Collection and Full Management Services Only)


Keep you up to date with changes in the law that might affect you.

We List All our Properties on

Tenant Welcome Pack


Proof of the key/s they have signed for at Move In.


Receipts of all money paid to Let’s Go property for the tenancy.


A copy of the tenancy agreement which has been signed and dated by landlord/Let’s Go property and tenant/s.


A standing order mandate for future rents to be paid directly to Let’s Go Property, on the same date each month (subject to weekends & bank holidays) or the landlord’s bank details if on a Tenant Find Service.


Certificate and compulsory literature regarding the deposit protection with My Deposits.


Copies of the gas safety certificate and electrical installation condition certificate (if applicable).


A copy of the Energy Performance Certificate for the property.


A detailed inventory report of the property. (If requested)


Compulsory government approved guide on “How to Rent”.


A welcome letter from Let’s Go Property containing

relevant information regarding the rental property. This includes emergency contact details for any maintenance issues at the property.


A welcome letter/information regarding Help the Move management of utilities in their rental property.


Provide your new tenant/s with a complimentary Home Move Box.


Details of the first property inspection in three month’s time. (Included in the Rent Collection and Full Management Service Only)
